David from Whitby has asked the question ...."What is the process around Code Completion certification and Insurance hand-over going to be? In my own experience, this was not handled well. If not understood and planned with the project manager, it can result in a period where no insurance cover exists."

This is a good question and very relevant for both new builds and alterations. Insurance works differently for new builds and alterations. With new builds, the builder typically takes out insurance until handover, and for alterations the owner extends their existing insurance to include contract works insurance. It's really important to make sure both types of insurance are taken out with enough time to accommodate not only the building process but also allows for the usually 3 month defects liability period and should be maintained until Code Compliance has been issued. And it will need to be flexible enough to accommodate for delays during the build process. If you are working with a building company on a new build, insist that cover is held by them until CCC has been issued.
